Work Permit:

Where a qualified applicant has applied to register as a dealer or a salesman but he is not a Jamaican, the Real Estate Board will issue a provisional registration letter. Final approval for registration and licencing will not be approved until the applicant has provided a work permit.


Requirements For Registration As A Real Estate Dealer Under The Real Estate (Dealers & Developers) Act

Professional Qualifications:

A Diploma in Land Economy and Valuation Surveying from the University of Technology

A pass in the Royal Institution of Chartered Surveyors final examination in General Practice, Land Agency and Agriculture or Planning and Development

A degree or diploma in Estate Management, Land Economy or Land Management

Successful completion of the 160H Dealers Course at the University of Technology

Persons who have the qualification(s) to become a Dealer must also:

Submit an application to the Real Estate Board on the prescribed form (available from the Real Estate Board)
Pay an Application Fee of J$20,000.00
Submit 3 letters of reference with application form

Pay a fee of J$1,000.00 to any of the thirty offices of the Inland Revenue Department (effective April 01, 2011) for police clearance re fraud (if the applicant is a body corporate, the fee must be paid for each director and secretary).  Fingerprinting is required and is done at the CIB office located at 34 Duke Street, Kingston, police stations at Summit in St. James, May Pen in Clarendon and Pompano Bay in St. Mary, where the report should be collected and submitted to the Real Estate Board. 

Pay a fee of J$1,000.00 to the Trustee in Bankruptcy ( 52-60 Grenada Crescent , Kingston 5) for clearance re bankruptcy (if the applicant is a body corporate, the fee must be paid for each director and secretary)

Submit receipt obtained from the abovementioned Department to the Board's office at the time of application

Submit certified copies of the Certificate of Incorporation and Articles of Incorporation if the applicant is a body corporate

Submit to an interview with a Board Inspector and inspection of office as necessary

2 passport size photographs certified by any of the following: Attorneys-at-law, Pastors and Justices of the Peace (for an application as an individual).

Complete a period of attachment of at least one year in the office of a dealer approved by the Board

Requirements For Registration As A Real Estate Salesman Under The Real Estate (Dealers & Developers) Act  
Professional Qualifications:
Successful completion of the 100H Salesman's Course at the University of Technology
Persons who have the qualification to become a Salesman must also:
Submit an application to the Real Estate Board on the prescribed form (available from the Real Estate Board)
Pay an Application Fee of J$8,000.00
Submit 3 letters of reference with application form

Submit an application to the Real Estate Board on the prescribed form (available from the Real Estate Board) as well as do the following:

Pay the prescribed Application and Development Fee ( See Fee Structure )

Pay a fee of J$1,000.00 to any of the thirty offices of the Inland Revenue Department (effective April 01, 2011) for police clearance re fraud (if the applicant is a body corporate, the fee must be paid for each director and secretary).  Fingerprinting is required and is done at the CIB office located at 34 Duke Street, Kingston, police stations at Summit in St. James, May Pen in Clarendon and Pompano Bay in St. Mary, where the report should be collected and submitted to the Real Estate Board.

Submit evidence that the developer is the owner of land being developed (copy of registered title, Volume and Folio).

Submit evidence of approval of the development scheme, including originals and copies or certified copies of approved plans and letters of approval from the local planning authority.

Submit evidence of scheme financing by an authorized financial institution.

For a body corporate, the application form must be signed by two directors and the company's stamp/seal affixed.

Requirements for Registration of a person who is the holder of an Overseas License

Registration as a Dealer :

Submit an application to the Real Estate Board on the prescribed form (available from the Real Estate Board).

Pay an Application Fee of J$20,000.00.

Submit a certified copy of a current practicing brokers' licence (acceptable to the Board)

Submit evidence of a pass in the Aspects of Jamaican Land Law examination at the University of Technology

Submit evidence of participation in 14 hours of the 100H Salesman's Course at the University of Technology

Proof of at least one (1) year working experience

Submit 3 letters of reference with application form

Where applicants are currently residing overseas or have been residing overseas for six (6) months prior to application, please contact the Real Estate Board for further information regarding Bankruptcy and Police clearances. Submit 3 letters of reference with application form
